So you’re ready to sell your home…  Great!  You came to the right place.  And just like home buyers, we get a ton of questions from the sellers that we work with.  In many cases, the process of selling your home can be even more complicated than the home buying process.  As with anything, the more informed you are, the better prepared you’ll be for the road ahead!  We can always answer any other questions you may have, but the frequently asked questions below are a great place to start to make sure you’re ready to list, show, and sell your home.

 

What’s the best way to choose my Realtor?

Just as if you were hiring somebody to work for you (because you are!), an interview is in order.  Every good realtor should have a marketing plan with their own branded digital (website, blog, social media) and physical assets (like The Dream Connectors have!) to help get your home in front of as many prospective buyers as possible.  Beyond that, qualifications are key.  To make sure you’re working with a well-qualified Realtor, some good questions to ask are:

 

  • Do you work in real estate full time?
  • How long have you been in the real estate business?
  • How many homes have you sold over the last 12 months?
  • What’s the average amount of time those homes were on the market?
  • Of those home sales, what’s the average gap between list price and sale price?
  • Do you currently have any transactions pending?
  • How do you market your properties?

 

Also a good rule of thumb:  Ask for testimonials or reach out to past clients to get some feedback on their experiences with your prospective Realtor.  Many times, this is the most accurate way to ensure you’ll be working with someone you can trust. 

 

Is my Realtor’s commission negotiable?

Yes, it sure is!  Be careful though!  Many times you get what you pay for.  It’s always possible to negotiate someone down to the point that they aren’t willing to work as hard as they would for someone that’s paying them more.  A good way to make sure you aren’t paying too much or too little is to reach out to several realtors and compare the commission rates that they charge.  Oftentimes you’ll find that the right amount is somewhere in the middle.

 

When is the best time to list my home?

It depends on the market!  And with conditions constantly changing, we’re always in tune with what’s trending and predicting what that might mean for the near and long term.  Always consult a qualified Realtor before deciding to list your home to make sure you’re listing at the right time for your needs.

 

How do I prep my home to sell it?

First impressions are key!  And it starts with your listing pictures.  De-clutter, freshen up paint where needed, keep your home clean, and fix any problems that may impede the sale of your home.  That being said, every home is different!  We’ll work with you beforehand and walk through your house to make sure you know what you need to do to get ready for listing.  After that, just keep it clean and ready for showings!

 

What should I disclose when I sell my home?

We almost always advise our sellers to fix as much as you can before you list.  When that isn’t possible, honesty is always the best policy.  Sometimes undisclosed problems can lead to trouble down the line – maybe the sale doesn’t go through, legal issues after the sale is a possibility as well.

 

What’s the best way to respond to lowball offers?

Every situation is different, but, not responding is the worst thing you can do.  We’ve handled many transactions where we’ve been able to negotiate that lowball offer up to a price that is fair for both the seller and the buyer.  Though it’s well within the buyer’s rights to offer whatever they want, we’ll work with you to make sure you sell your house for the right price.
